Letti ed esaminati gli atti

Considerato

che nell’ambito delle controversie in materia di locazione - quale è indubitabilmente la presente che riguarda una richiesta di diminuzione della pigione - si applica la procedura speciale di cui agli art. 404 e seg. CPC;

che i rimedi di diritto nei confronti della sentenza del Pretore devono essere presentati nel termine di 10 giorni (art. 411 cpv. 2 CPC) e che le ferie non interrompono il decorso dei termini (art. 412 cpv. 2 CPC);

che la sentenza contro la quale la ricorrente si aggrava le è stata notificata, per sua stessa ammissione, il 9 aprile 1999 con la conseguenza che il termine per ricorrere è scaduto il giorno di lunedì 19 aprile 1999;

che il ricorso datato 27 aprile 1999 (ma spedito effettivamente il 26 aprile 1999) si rivela così irrimediabilmente tardivo e come tale va sanzionato con la sua irricevibilità già all’esame preliminare dell’art. 313bis CPC;

Per i quali motivi

pronuncia: 1. Il ricorso per cassazione (recte appello) 27 aprile 1999 __________ é dichiarato irricevibile perché tardivo.

  1. Le spese con tassa di giustizia per complessivi fr. 100.-- sono poste a carico della ricorrente.
