Erwägungen: Mit Schreiben vom 18. April 2018, beim Obergericht eingegangen am 19. April 2018, zogen die Kläger ihre Berufung zurück. Das Verfahren ist entspre- chend abzuschreiben. Mit dem Rückzug wird auch die erstinstanzliche Regelung der Kosten- und Entschädigungsfolge rechtskräftig. Ausgangsgemäss sind die Prozesskosten des Berufungsverfahrens den Klägern, anteilsmässig je zur Hälfte, unter solidarischer Haftung, aufzuerlegen (Art. 106 Abs. 1 ZPO). Mangels erheblicher Umtriebe ist dem Beklagten für das Berufungsverfahren keine Parteientschädigung zuzuspre- chen. Es wird beschlossen: 1. Das Verfahren wird abgeschrieben. 2. Die Entscheidgebühr des Berufungsverfahrens wird auf Fr. 800.– festge- setzt. 3. Die Gerichtskosten des Berufungsverfahrens werden den Klägern anteils- mässig je zur Hälfte, unter solidarischer Haftung, auferlegt. 4. Dem Beklagten wird für das Berufungsverfahren keine Parteientschädigung zugesprochen. 5. Schriftliche Mitteilung an die Parteien, an den Beklagten unter Beilage einer Kopie der Urk. 17, sowie an die Vorinstanz, je gegen Empfangsschein. Die erstinstanzlichen Akten gehen nach unbenütztem Ablauf der Rechtsmit- telfrist an die Vorinstanz zurück. 6. Eine Beschwerde gegen diesen Entscheid an das Bundesgericht ist innert 30 Tagen von der Zustellung an beim Schweizerischen Bundesgericht, 1000 Lausanne 14, einzureichen. Zulässigkeit und Form einer solchen Be-

schwerde richten sich nach Art. 72 ff. (Beschwerde in Zivilsachen) oder Art. 113 ff. (subsidiäre Verfassungsbeschwerde) in Verbindung mit Art. 42 des Bundesgesetzes über das Bundesgericht (BGG). Dies ist ein Endentscheid im Sinne von Art. 90 BGG. Es handelt sich um eine vermögensrechtliche Angelegenheit. Der Streitwert beträgt Fr. 40'000.–. Die Beschwerde an das Bundesgericht hat keine aufschiebende Wirkung. Hinsichtlich des Fristenlaufs gelten die Art. 44 ff. BGG.
