A.X. and B.X. appealed a St. Gallen cantonal decision in a tenancy matter and requested legal aid. Art. 62 Abs. 3 BGG; non-payment of the advance on costs after expiry of the extended deadline leads to non-entry into the appeal. If the advance remains unpaid despite a grace period, the Federal Supreme Court must leave the appeal without examination on the merits. The unsuccessful appellants bear the court costs under Art. 66 Abs. 1 and 5 BGG. No party compensation is awarded to the respondent if no compensable expense was incurred in the federal proceedings within the meaning of Art. 68 Abs. 1 BGG.

In Erwägung,
dass die Beschwerdeführer am 20. September 2013 Beschwerde gegen den Entscheid des Kantonsgerichts St. Gallen vom 14. August 2013 erhoben und gleichzeitig das Gesuch stellten, es sei ihnen für das bundesgerichtliche Verfahren die unentgeltliche Rechtspflege zu gewähren;
dass das Bundesgericht dieses Gesuch mit Verfügung vom 11. Dezember 2013 abwies und den Beschwerdeführern am 18. Dezember 2013 Frist zur Bezahlung eines Kostenvorschusses von Fr. 6'000.-- ansetzte, die ihnen am 17. Januar 2014 bis zum 5. Februar 2014 erstreckt wurde;
dass die Beschwerdeführer den ihnen auferlegten Kostenvorschuss auch innerhalb der mit Verfügung vom 13. Februar 2014 angesetzten Nachfrist nicht geleistet haben, weshalb gestützt auf Art. 62 Abs. 3 BGG auf die Beschwerde nicht einzutreten ist;
dass die Kosten des bundesgerichtlichen Verfahrens den Beschwerdeführern unter solidarischer Haftbarkeit aufzuerlegen sind (Art. 66 Abs. 1 und 5 BGG);
dass der Beschwerdegegnerin keine Parteientschädigung zuzusprechen ist, da ihr durch das bundesgerichtliche Verfahren kein Aufwand erwachsen ist (Art. 68 Abs. 1 BGG);
Auf die Beschwerde wird nicht eingetreten.
Die Gerichtskosten von Fr. 1'000.-- werden den Beschwerdeführern auferlegt, unter solidarischer Haftbarkeit.
Dieses Urteil wird den Parteien und dem Kantonsgericht St. Gallen, III. Zivilkammer, schriftlich mitgeteilt.
