The Federal Supreme Court noted that the appellant had withdrawn its appeal in an eviction dispute after the parties reached an agreement. The proceedings were therefore struck off. The Court imposed reduced court costs of CHF 1,000 on the appellant and ordered it to pay the respondents CHF 3,000 as compensation for the federal proceedings. The award was reduced pursuant to the party compensation regulation.

In Erwägung,
dass E.________ mit Schreiben vom 30. November 2011 erklärte, die Beschwerde gegen das Urteil des Appellationsgerichts des Kantons Basel-Stadt vom 3. August 2011 im Namen der Beschwerdeführerin zurückzuziehen, wobei die Gerichtskosten und die Anwaltskosten der Beschwerdegegner durch die Beschwerdeführerin getragen würden;
dass der Vertreter der Beschwerdeführerin mit Schreiben vom 5. Dezember 2011 mitteilte, dass die Parteien eine Lösung gefunden hätten, weshalb sich das Verfahren vor Bundesgericht erübrige;
dass unter diesen Umständen das bundesgerichtliche Verfahren in Anwendung von Art. 32 Abs. 2 BGG abgeschrieben werden kann;
das die reduzierten Gerichtskosten der Beschwerdeführerin aufzuerlegen sind (Art. 66 Abs. 2 und 3 BGG);
dass die Beschwerdeführerin die Beschwerdegegner für den durch das bundesgerichtliche Verfahren verursachten Aufwand zu entschädigen hat (Art. 66 Abs. 3 in Verbindung mit Art. 68 Abs. 4 BGG);
dass die Parteientschädigung der Beschwerdegegner in Anwendung von Art. 8 Abs. 3 des Reglementes über die Parteientschädigung vom 31. März 2006 (SR 173.110.210.3) gekürzt wird;
verfügt die Präsidentin:

Das Verfahren wird infolge Rückzugs der Beschwerde abgeschrieben.
2.
Die Gerichtskosten von Fr. 1'000.-- werden der Beschwerdeführerin auferlegt.
3.
Die Beschwerdeführerin hat die Beschwerdegegner für das bundesgerichtliche Verfahren mit insgesamt Fr. 3'000.-- zu entschädigen.
4.
Diese Verfügung wird den Parteien und dem Appellationsgericht des Kantons Basel-Stadt schriftlich mitgeteilt.

Whether the appeal should be struck off after withdrawal
The proceedings were struck off because the appeal was withdrawn.
After the appellant announced withdrawal, and counsel confirmed the parties had reached an agreement, there was no need for further federal proceedings; the case could therefore be removed from the docket under Art. 32(2) BGG.
Allocation of reduced court costs
Reduced court costs of CHF 1,000 were imposed on the appellant.
As the appeal was withdrawn, the appellant had to bear the reduced costs under Art. 66(2) and (3) BGG.
Compensation for respondents' costs in the federal proceedings
The appellant was ordered to pay the respondents CHF 3,000 in compensation.
The appellant had to indemnify the respondents for the expense caused by the federal proceedings; the amount was reduced under Art. 8(3) of the Party Compensation Regulation.
